By the time most people search for a spray foam removal company, something has already gone wrong: a surveyor has flagged the foam, a mortgage or sale has stalled, or a “specialist” has been round and delivered a frightening verdict. You’re not shopping — you’re under pressure. And pressure is exactly what the wrong kind of company is counting on.
We speak to homeowners at this stage every day. This is the checklist we give them — the questions that separate professional removal companies from the ones that will cost you money you didn’t need to spend.

First, the trap to avoid: the answer that’s bigger than the question
Here’s a pattern we see constantly, told by one of our clients in his own words:
“I was trying to sell the property when a surveyor told me the spray foam needed to be removed. I then had several companies come out to look at it, and I was repeatedly told that the only option was a completely new roof. Nobody seemed interested in exploring whether the foam could actually be removed from inside the property.

Several companies. The same oversized answer from each. That’s not a coincidence — a full roof replacement is worth many times more to a roofing firm than an internal removal, so that’s the job some of them quote for, whatever your roof actually needs. The lesson isn’t that removal companies are crooks — most aren’t. It’s that the company quoting for the work should never be the only voice telling you what work is needed.
The six questions that sort the professionals from the rest
1“Will you assess whether removal is even necessary — and put that in writing?”
Spray foam on a survey is a flag, not a diagnosis. Depending on the foam type, the installation and your situation, the right answer ranges from “full removal” to “paperwork, not removal at all” — we’ve seen both. A professional outfit will assess before it sells. If the survey happens and the hard sell starts in the same visit, be careful.
2“Do you take a deposit?”
The answer you want is no — payment follows the work, not the promise. The companies we vet work on a no-deposit basis for a practical reason: with closed-cell foam especially, nobody can guarantee a clean internal removal until sampling starts on day one. A company confident in its process doesn’t need your money before it has proven the job can be done.
3“What happens on day one?”
Listen for sampling — testing a section first to confirm the foam comes away cleanly without damaging the roof beneath. A crew that plans to start ripping on arrival, with no test stage, is gambling with your roof timbers.
4“What do I get at the end — a completion certificate, or an independent sign-off?”
This is the question that decides whether the removal actually fixes your mortgage problem. A completion certificate is the company marking its own homework. What lenders and buyers respect is independent verification — a chartered surveyor’s report on the finished job. We make this a condition on every removal we’re involved in, and our clients pay nothing until their adviser has inspected and signed off the completed work. Ask any company you’re considering whether they’ll work to that standard. The good ones say yes without flinching.
5“Can I have an itemised quote?”
Removal, disposal, any timber treatment, making good, re-insulation if quoted, VAT — line by line. One round number on one line makes quotes impossible to compare and promises impossible to enforce. (For what removal typically costs and what moves the price, see our removal cost guide.)
6“How did this conversation start?”
If you rang them: normal. If they rang you, knocked on your door, or claimed to be “from a register” or “appointed by the manufacturers” — stop. No such body cold-calls homeowners. Here’s how that plays out, in another client’s words:
“When I was first contacted about the spray foam in my property, I thought I was simply arranging for someone to come out and have a look at it. It quickly became clear that it was more of a sales appointment. I was told the foam needed to be removed and was then shown replacement insulation, with savings being promised if I agreed to go ahead there and then. Compare at least three — and compare the same job
Quotes for spray foam removal vary enormously, partly for honest reasons (access, foam type, roof size) and partly because some quotes contain work you don’t need. Three itemised quotes, compared line by line, expose both. If one company’s scope is dramatically bigger than the others’ — a new roof where others quote internal removal — that’s the moment for an independent second opinion, before you sign anything.
