The short answer

Spray foam in the roof does not automatically stop a remortgage. Lender policies differ widely: some will lend where spray foam is present and properly documented, others decline or ask for further evidence, and a smaller number decline most cases outright. What usually decides the outcome is which lender you approach and what paperwork you can show — not the foam alone. Our regularly updated lender-by-lender guide shows the current picture.

Why remortgages run into trouble

Three things trip up most spray foam remortgages:

1. The valuation. Many remortgages include at least a desktop or drive-by valuation — and where a physical inspection happens, foam in the loft is commonly flagged for further investigation, which can pause the application.

2. Missing paperwork. Lenders that do accept spray foam typically want evidence: what product was installed, by whom, to what certification, and in what condition the roof is now. Installations sold on the doorstep often come with little or none of this.

3. Lender criteria. Research by the HomeOwners Alliance with the BBC found only around a quarter of lenders would lend on homes with retrofitted spray foam — so the same property can be declined by one lender and accepted by another. Requirements also change over time, which is why we keep the lender table dated and change-logged.

Staying with your current lender vs switching

A product transfer (a new deal with your existing lender) may not involve a fresh physical valuation, and some homeowners remortgage this way without the foam ever being re-examined. It isn’t guaranteed — policies vary and lenders can revalue — but it is usually the first option worth exploring, and a whole-of-market broker can check it quickly. Switching lender means a new application and, often, a new valuation — which is where the lender table and your evidence matter most.

What improves your position

Whatever route you take, the same things help: the installation certificate and product details if you have them, any independent inspection report on the foam and roof timbers, and a clear record of what type of foam is installed (open-cell and closed-cell are treated differently by some lenders and surveyors). If you have none of this, an independent assessment is usually the sensible first step — in many of the cases we look at, removal isn’t actually required.

If the answer keeps coming back “no”

Does spray foam always cause a remortgage problem?

No. Outcomes vary by lender, foam type, documentation and how the application is handled. Plenty of remortgages complete with foam in place — and some stall. The lender’s criteria and your evidence are the deciding factors.

Will removing the foam guarantee my remortgage is approved?

No — no one can guarantee a lending decision. What removal with independent sign-off does is deal with the specific objection, with documentation lenders can rely on. Approval still depends on the lender’s wider criteria.

Is a product transfer with my current lender easier?

It can be, because it may not trigger a fresh physical valuation — but it isn’t guaranteed and rates should still be compared. A whole-of-market broker can check both routes.
