Spray foam in the UK — the key numbers
Who will lend where spray foam was retrofitted?

The short answer
Most domestic spray foam removals are completed within a few days on site. Smaller, accessible open-cell jobs can be quicker; large roofs, closed-cell foam or awkward access push the other way. But the on-site days are only part of the real timeline — the assessment, quotes and post-work documentation either side of the removal usually take longer than the removal itself, and they are the parts that protect your money and your mortgageability.
What actually decides the timescale
The same factors that drive the cost of removal drive its duration:
Foam type. Open-cell foam is softer and generally comes away faster. Closed-cell foam is rigid and often bonded hard to the roof covering — slower, more painstaking work, and the reason a proper assessment comes first.
How much foam, and where. A partial application over a small loft is a different job from full rafter coverage across a large roof. Coverage, depth and how many roof faces are treated all add time.
Access. A boarded, walkable loft with good head height is quick to work in; tight eaves, low pitches and obstructed lofts are not.
Condition underneath. If timbers need attention once exposed, that work extends the visit — better discovered by day-one sampling than mid-job.
Making good and documentation. Clearing waste, reinstating insulation where agreed, and producing the paperwork — including the independent sign-off that lenders respect — completes the job properly.
The full timeline, start to finish
A realistic sequence looks like this: an initial advisory conversation and assessment of what is actually installed; quotes gathered and compared (through us, typically back within 24–48 hours of the advisory assessment); a scheduled start date with the chosen firm; day-one sampling to confirm the foam comes away cleanly; the removal itself over the following days; then inspection, sign-off and documentation. If your deadline is a sale or a mortgage offer, say so early — the schedule can often be built around it.
Timescale FAQs
Can spray foam removal be done in one day?
Sometimes — small, accessible open-cell jobs can be. It depends on the roof; treat any one-day promise made sight-unseen with caution.
Does closed-cell foam always take longer?
Usually, because it bonds harder to what it was sprayed against. That’s also why sampling matters before anyone commits to a full removal.
How soon after removal can my mortgage or sale move again?
The documentation is the trigger: once the work is inspected and signed off, the paperwork can go to lenders, buyers or surveyors. Build those few extra days into your plans.
Will I need to move out?
Generally no for loft work — crews work in the roof space with protection through access routes. Your chosen company will confirm arrangements for your property.
