How do you decide if removal is the right option?

Before we source any quotes, an adviser assesses your specific situation — your property type, the foam installation, your lender’s requirements and your goals. We only proceed with quotes if removal is genuinely the right path for you. We will always tell you honestly if it is not.

Does spray foam always need to be removed?

No. Some lenders will lend on a property with spray foam where an independent assessment shows the installation is sound and the roof structure is in good condition. The Government’s stated position is that foam installed to the relevant standards should not prevent a mortgage. An assessment establishes which situation you are in, and costs far less than a removal.

Why are mortgage lenders concerned about spray foam?

Chiefly because foam applied to the underside of the roof timbers makes the structure difficult for a surveyor to inspect, and a poorly specified installation can restrict ventilation and trap moisture. Joint HomeOwners Alliance and BBC research found only around 25% of mortgage lenders will lend on retrofitted spray foam, and no equity release provider will.

How much does the advisory service cost?

How are your removal companies vetted?

Every company in our network goes through a vetting process covering insurance, qualifications, workmanship standards, past work quality and customer feedback. We monitor the network on an ongoing basis and remove companies that do not meet our standards.

Can I choose which company does the work?

Yes. We present all quotes to you and walk through them together. You make the final decision, and we only pass your details to the company you have chosen — never before that point.

How quickly can you source quotes?

Usually within 24–48 hours of speaking to an adviser, once we know your property type, location and what the survey said. Where an independent assessment is needed first, that typically takes a week or two to arrange.

When do I actually pay for the removal?

You do not pay until the work has been completed, inspected by your dedicated adviser, and signed off jointly by you and the adviser. Nothing is released until both parties are satisfied with the standard of work.

What if I am not happy with the completed work?

Your adviser inspects the work before anything is signed off, and payment is not released until you and the adviser are both satisfied. If a company in our network falls short we take it up with them directly, and they are removed from the network if it is not put right.

What documentation do I receive at the end?

On completion you receive a documentation pack including the removal certificate, a completion report, ventilation assessment and the other documents a mortgage lender, surveyor or insurer will typically ask to see.

Will my property be mortgageable after removal?

In most cases, provided the removal was carried out competently and you hold the documentation a lender accepts — typically a removal certificate plus an independent report on the roof structure. Removal on its own does not guarantee it; the paperwork is what the lender assesses. We would rather say that plainly than promise an outcome no adviser can control.
